Jacob Sampson is the founder and Fund Manager of SIG Fund, bringing 21 years of hands-on operating experience across residential and commercial real estate. Over his career, Jacob has acquired, entitled, developed, or exited projects totaling more than $84 million in transaction volume across Texas, Washington, and Florida — three of the most competitive growth markets in the United States. Jacob's edge is operational: as an active builder and land developer, he underwrites deals from dirt to certificate of occupancy. This granular approach allows SIG Fund to identify undervalued parcels, model true all-in construction costs, and exit with discipline, protecting margin regardless of the interest rate cycle. As Fund Manager, Jacob oversees SIG Fund's strategic direction and leads the investment committee. He directs capital deployment and day-to-day operations, ensuring direct accountability to the fund's limited partners for underwriting standards, project execution, and targeted returns.

Cherif Medawar is a real estate fund manager with more than 35 years of active investing experience and over $100 million in assets under management across his private funds. He launched his first SEC-filed real estate fund, MIG SIF, in 2009 under Reg D, and in 2016 co-founded the Secured Fixed Income Fund (SFI Fund) — both built around a zero-fee, cash-flow-first structure designed to align sponsors with accredited investors. Cherif is the largest private owner of commercial historic properties in Old San Juan, Puerto Rico, a position he has held since 2004, and his funds have a documented track record across residential rehabs in the San Francisco Bay Area, development projects on Florida's west coast, and income-producing commercial assets in the U.S. territory of Puerto Rico. As Advisor to the SIG Fund, Cherif brings institutional underwriting discipline, fiduciary oversight, and decades of capital markets experience to the fund's acquisition and entitlement strategy. His conservative approach — emphasizing downside protection, durable cash flow, and long-duration capital — has guided the successful acquisition and entitlement of significant land parcels across high-growth U.S. markets.

Bruce Methven of Methven & Associates, P.C. serves as legal counsel to SIG Fund. A graduate of UC Berkeley and Berkeley Law (Boalt Hall), Bruce has practiced business and securities law in the San Francisco Bay Area since 1980 — more than 45 years — and founded Methven & Associates in 1994. Bruce specializes in SEC Regulation D private placement offerings, real estate syndications, and fund formation, and his firm regularly advises fund sponsors on entity structure, PPM and subscription document drafting, securities exemptions, and investor disclosure. His practice also covers commercial leases, partnership and operating agreements, Fannie Mae borrower's counsel opinion letters, and litigation and arbitration when it is required to protect client interests. For SIG Fund, Bruce provides the legal infrastructure that institutional investors expect: compliant offering documents, disciplined entity structuring, and ongoing regulatory guidance — ensuring every capital raise and acquisition meets the fiduciary standards of an SEC-filed real estate fund.
