Mitigating Risk in Ground-Up Development: A Founder-Led Approach
Jacob Sampson
Investment Committee

Ground-up development offers some of the most attractive yields in real estate, but it also carries distinct risks: entitlement delays, cost overruns, and timeline extensions. Mitigating these risks requires more than just a spreadsheet; it requires operational expertise.
The Value of Vertical Integration
By maintaining close control over the construction process—and in many cases acting as the general contractor—we eliminate the friction and margin stacking that typically occurs between sponsors and third-party builders. This allows us to pivot quickly when supply chain issues arise and maintain strict quality control.
Conservative Underwriting as a Moat
We build significant contingency buffers into every pro forma and stress-test our exit assumptions against historical downturns. By targeting 50-70% Loan-to-Value (LTV) ratios and avoiding over-leverage, we ensure the fund can withstand short-term market volatility while executing on the long-term business plan.
