Innovative Solutions to the Affordability Crisis

Solving the housing affordability crisis requires a multifaceted approach. While there is no silver bullet, several innovative strategies are beginning to gain traction across high-growth markets.
Zoning Reform
Many municipalities are beginning to recognize that restrictive zoning is a primary driver of the housing shortage. We are seeing a gradual shift toward "upzoning," allowing for duplexes, triplexes, and accessory dwelling units (ADUs) in traditionally single-family neighborhoods.
Public-Private Partnerships
To deliver housing at attainable price points, developers are increasingly partnering with local governments. Tax incentives, expedited permitting, and land grants can significantly alter the pro forma of a development, allowing sponsors to deliver quality housing at lower rents or purchase prices.
